House Rules

To ensure a safe, comfortable, and respectful stay for all guests, please review and follow the house rules below.

This is a non-smoking property. Smoking of any kind is strictly prohibited inside the home. Evidence of indoor smoking will result in a $250 cleaning fee. Smoking is permitted outdoors only, and all cigarette butts must be fully extinguished and properly disposed of.

Due to the presence of antique furnishings and delicate décor, this home is best suited for adult guests only. We are unable to accommodate guests under the age of 18.

No pets are allowed. Guests arriving with unauthorized animals may be denied entry without refund. Service animals required due to a documented disability are permitted in accordance with applicable law. Emotional support or therapy animals that do not qualify as service animals are not permitted.

We maintain a zero-tolerance policy for illegal activity. This includes drug use or distribution, harassment, theft, property misuse, or any unlawful behavior. Violations may result in immediate removal without refund and involvement of law enforcement.

No parties or events are permitted without prior written approval.

Quiet hours are from 10:00 p.m. to 8:00 a.m. Please be respectful of neighbors and maintain appropriate noise levels at all times.

Maximum occupancy is 6 registered guests. Only individuals listed on the reservation may stay overnight. Subletting or third-party bookings are not allowed.

Guests must be 21 years or older to book, and the primary guest must be present for check-in and throughout the stay unless otherwise approved. The name on the reservation must match the payment method unless a verified business exception has been arranged.

Furniture, décor, and household items may not be moved or rearranged without permission to prevent damage.

Open flames—including candles, incense, oil diffusers, or anything that produces strong odors—are not allowed.

Tampering with Wi-Fi, TVs, utilities, or installed systems is prohibited.

Guests are responsible for any damage beyond normal wear and tear, including excessive cleaning, damaged items, or missing property. All damage must be reported promptly. Charges may exceed the security deposit, and intentional damage or theft may result in legal action.

This property is a short-term rental only. Unauthorized extensions or refusal to vacate at checkout may result in additional charges and legal action.

Trash must be placed outside the fence Sunday evening for pickup if staying over Sunday night. Bins should be returned inside the gate Monday evening (or Tuesday following a holiday).

The owners may enter the property with reasonable notice for maintenance, watering, or inspections. In emergencies or suspected violations, entry may occur without prior notice.

Guests assume full responsibility for their safety and that of their invitees. By staying here, guests agree to hold the owners harmless from any claims, injuries, damages, or losses arising during their stay, to the fullest extent permitted under Colorado law.

We are not responsible for events beyond our control, including weather, utility outages, road closures, or other unforeseen circumstances.

There are visible exterior security cameras; however, they are non-operational and do not record. There are no active recording devices inside or outside the home.

Minimum stay is two nights, unless otherwise approved.

By confirming your reservation, you agree to all house rules and property terms.

Terms & Conditions

A 50% deposit is required at the time of booking to secure your reservation. Reservations are not confirmed until the deposit has been successfully processed. The remaining balance is due prior to check-in (or at check-in, if applicable). Failure to remit payment when due may result in cancellation of the reservation without refund of the deposit.

Cancellations made 21 days or more prior to the scheduled check-in date will receive a full refund of the deposit. Cancellations made within 21 days of check-in will result in forfeiture of the 50% deposit. No-shows, same-day cancellations, and early departures are non-refundable.

All refund calculations are based on the scheduled arrival date, not the date the reservation was made.

A $200 incidental deposit will be authorized on your card at check-in to cover any additional charges that may arise during your stay. This is a temporary authorization, not an immediate charge. The authorization will be released within 3–5 business days after check-out, provided no damages or additional charges are identified.

The incidental deposit is intended to cover damages or issues beyond normal use and reasonable wear and tear. This includes, but is not limited to, excessive cleaning, stained carpets or rugs, damaged or missing items, ruined linens, or misuse of the property. Smoking inside the home will result in an additional $250 cleaning fee.

These examples are not exhaustive. The property owner reserves the right to assess charges for any damage, misuse, policy violations, or extraordinary cleaning deemed necessary. If damages exceed the incidental deposit, the guest agrees to be financially responsible for the full cost of repair or replacement. Suspected theft may result in additional charges and legal action.

If a reservation is made through a third-party platform (such as Airbnb, VRBO, Expedia, Furnished Finder, etc.), that platform’s policies will apply and supersede direct booking terms.

Guests who book directly are encouraged to contact us promptly in the event of cancellation. Adjustments may be considered on a case-by-case basis at the sole discretion of the owners.

The cardholder authorizes charges for agreed rental amounts, incidentals, damages, unpaid balances, or policy violations as outlined in this agreement.

If a payment method on file is declined at any time, the guest must immediately provide a valid alternative. Failure to do so may result in termination of the stay without refund.

Chargebacks or disputes initiated without first contacting the property may be contested using this agreement and reservation records.

By confirming your reservation, you acknowledge and agree to these terms.

Guest Interaction

We’re happy to personally welcome you upon arrival. Outside of check-in, we take a hands-off approach so you can enjoy a private and relaxing stay. That said, we are always nearby if you need anything.

Arrival & Check-In

Please call or text us at 719-298-8908 earlier in the day (after 10:00 a.m.) or the evening before your arrival with your estimated time of arrival.

Check-in is between 3:00 p.m. and 8:00 p.m.

We live just a few blocks away and are happy to meet you at the property to provide keys and a quick welcome. If you plan to arrive after 8:00 p.m., please let us know in advance so we can arrange an alternate check-in.

During Your Stay

We’re nearby if you need assistance with anything, including lockouts, Wi-Fi, or general questions.

Optional services such as housekeeping or a stocked refrigerator may be arranged for an additional fee.

Due to local water restrictions, we may occasionally stop by to water the yard on designated days. This will be discussed at check-in and kept as unobtrusive as possible.

Trash service is weekly. If you’re staying over Sunday night, please place trash outside the fence Sunday evening. If needed, we may briefly stop by to move the bin for pickup.
